Absolutely terrible property management company. My stairs are completely falling apart. It is unsafe and ugly. I have been asking them to repair for 4 years. They keep ignoring my request.
Maple Ridge Community Management (MCRM) engages in completely unethical practices to make money and should be avoided. MCRM failed to setup pre-authorized payments now claiming we did not pay our monthly fees so we need to pay a $282.50 "intent to lien" charge which was purely due to sloppiness by MCRM agents. Further, they do not answer phone calls, nor return voice messages, nor do they respond to email so I cannot even speak to anyone.
I have a very unpleasant experience how this property management called Maple Ridge Community Management (MRCM) is doing their business. When you call their office, they don't respond at all. They deal with tenants and homeowners inappropriately and horrendously. They are lazy people, rude and disrespectful. The Property Manager has no concern to the needs and complaints of unit owners and tenants. This is a terrible property management company.
The worst company ever !!! Never shoveling snow , they give tickets to the car to the own driveway ..... trying to call them but they have justification “don’t manage anymore that property “ when isn’t true !!!! I give just one start but is for 0
Lori of 8 and 2 Rean Drive is the worst property manager I have ever experienced. How does someone make you feel anxious and uncomfortable in your own home? She cant maintain this building for the life of her, shes incredibly rude, she doesnt train her front desk staff, and now refuses to accept packages due to covid.. When the other buildings across the street (same company) never stopped. I want to move due to this woman and her disruption of the enjoyment of my unit.
This company deserves no stars. Since MRCM came to manage our condominium, the building is falling apart. Constant problems with pipes, intercom, entrance doors are stuck in locked position for months and nobody cares. If you have questions or concerns prepare to write endless emails and leave tons of messages. Response? Some notes like we will pass your email to your manager who will take care or everything. - Dead end. The only MRCM is good at is to raise your maintenance fee.
This management team is the worst experienced I ever experienced in my entire life. From property manager level to the president of the company. Rude and unprofessional. I live at royal orchard blvd for 3 years and it’s living hell since I bought this house. First of all, my roof is not repaired and water leaks when it rains, I was told by my neighbors that the roofs here are over 50 years! Living at 20 Mineola Rd E for over 20 years, I have found that this is by far the WORST management company I have ever experienced!! There is no effective communication between the residents and the property manager. Emails and requests are not responded to. I strongly suggest the President and the Human Resources team send the Property Manager on a mandatory “Effective Communication” training program immediately. Their mandate does not reflect their practice!
I am echoing the other sentiments here that Maple Ridge Community Management is untrustworthy.
MRCM is a joke! The entire management team needs management lessons. These illiterates make my street a One Way street and now garbage cannot be collected if the street is blocked by a parked car or snow. Garbage was not collected last week for unknown reasons, what are we supposed to do with the garbage now? These fools need to enforce proper parking and ensure the street is ALWAYS clear but I dont how they will achieve that.
The local building management team (West Harbour City 2) is totally incapable of understanding how a building works, how to solve issues and how to work with people. Ive had water damage in my unit (caused by the building) that is now almost 2 months old (damaged in Dec 2018) and no communication on the fix from management despite the requests. Im completely beside myself at how unqualified, defensive and ignorant they are. My next step is to call the City to force them to rectify the situation
They believe that even though you cancel your direct debit for the monthly maintenance because you have sold... that they can still withdraw it. Even though they have taken it from the new owner, they still take from the old. Then they think it is perfectly acceptable to wait 59 days to return your stolen money.
I got ripped off $1,113! Maple Ridge Community Management (MRCM) did not send me a notice of arrears after 2 months as stated on their website. I innocently thought my mortgage company was handling my condo fees together with my property taxes but that was not the case. MRCM waited eight months and sent me a lien with a bill of $ 1,113 in late fees and lien payments. MRCM is in the news after making a donation of $14, 000 to the Salvation Army, I now see were the money comes from.
Worst Property management company in history, I have nothing but nightmares with this company. They have been with us for over 2 months, and nothing is getting done not even lawn maintenance, flower beds, they take your money and give you nothing in return... VERY POOR.. Stay away.. I have heard there positive comments are from friends, colleagues, and family. STAY AWAY!!! Terrible and instead of getting a nice email from the president understanding and apologizing he was blaming me.. stay away
I have had nothing but nightmares with this management company. Way too many issues to list all of them but some are: Contacted customer service 4 times over a 4 month period asking for my hydro reimbursement they should of sent me. 3 of the 4 times they said they would get back to me and never did. Finally customer service manager said the cheque is in the queue where it must be for the last month because it still hasn’t been mailed. No leadership at all in this company.
35 Hayden has been a nightmare from the start. If you complain about anything you become the problem. Do not buy or rent something if this company is involved. Youve been warned!
They are rude and disrespectful. This management makes many mistakes and does not take ownership. They take money and do not return the funds. If you fight them they try to make your life miserable (home owmers) this stops now!

I bought the hayden location condo which is under their management. Despite there's almost zero communication between management & residents/owners, I have complained the rudeness about the concierge supervisor to manager Ursula/Luciana few times. Nothing's changed. The concierge still behaves badly: deactivate my fob randomly(I'm the owner), stop my guest when my guest entering with me, cancel the meeting room I have booked, question me what I'm doing in the mail room when I check my mailbox.
